A property comparable is useful only when it represents a real, relevant, and verifiable individual listing. A search-results page, a “from” price, or an invented profile should not influence a home's value. When direct evidence is insufficient, the correct conclusion is that the comparative method is unavailable—not that the gap should be filled with synthetic examples.
What should a good comparable confirm?
Start with page identity: the link must open a specific listing, not a search page or a portal homepage. The page should confirm locality, property type, price, and surface. For a more precise comparison, also check rooms, construction year, condition, floor, and micro-location.
Geographic relevance is essential. Similar neighbourhood names can belong to different markets. A published street address and validated coordinates should prevail over an incompatible neighbourhood label. Asking price is not transaction price
